WHAT'S GOING ON HERE?

146 SPEEDVALE AVE. W.

It appears a new gas station may be coming to the corner of Guelph's Speedvale Avenue and Edinburgh Road, where work is underway on a vacant building.

The building, a former Bank of Montreal, has been vacant for years, but construction fencing went up this spring, suggesting changes soon to come.

The property, which measures roughly 2,400 square metres, is owned by an Ontario numbered company.

It is not clear exactly what it will become, but the city has issued permits for work to be completed, including one for exterior and interior renovations issued in September 2021.

A second permit was issued about a month later to construct a gas bar canopy.

Few other details were available, but a representative from the City of Guelph said as part of the renovation permit, the building would be converted from "business and personal services occupancy" to "mercantile" or retail occupancy.

Similar permits had been issued for the building several years ago, but it appears work was never completed at the time.

The property changed hands from one numbered company to another in March 2022.
