It is true that homes aren’t selling at the same pace as the beginning of 2022. But, homes are still selling. And they are still appreciating in value, with the average home price in our area up 10 per cent from December 2021.

“When homes were moving in a day, it could be okay to just put it on MLS because buyers were in a frenzy and overlooked a lot.”

Take a Hard Look at Price

Pricing can be a hard thing to nail, especially when the market seems to be shifting each week. It’s important to have your realtor do a deep dive on the numbers so that you are prepared. Starting off with the wrong price can leave you chasing the market, meaning less money in your pocket at the end of the day.

Restage Your Home

Take a look around your home and try to envision it as if buyers were coming in for the first time. Is the décor cohesive? Have all the family photos been taken off the walls and replaced with neutral pieces?

Refresh The Media

Once the home has been given a staging makeover, it’s time to refresh media. If you had photos taken in the fall or prior to staging, it’s imperative to get these redone. The goal here is to present your home as fresh, and photos with a green lawn in the middle of January will let buyers know your home hasn’t sold yet, which could diminish negotiating power.
